The California Department of Toxic Substances Control (DTSC) has recently revised its Residential Environmental Hazards booklet. The 2005 edition is substantially similar to the current edition, but provides more information about environmental hazards, and updated resources and publication lists.
C.A.R. will release a revised Combined Hazards Book containing the updated Residential Environmental Hazards booklet in the near future. However, according to the DTSC, because its revisions to the Residential Environment Hazards booklet were discretionary, C.A.R. may continue distributing the existing version until current stocks are exhausted.
The Residential Environment Hazards booklet is a not a legally mandated disclosure for any transaction, but highly recommended when selling or renting real property. The law deems delivery of the booklet by a seller or broker as adequate to inform the buyer about the environmental hazards described in the booklet.
